Abstract: In order to study the status of the idle homestead and its influencing factors, this paper selected 32 villages based on the concentric circle theory, analyzed the present situation of the idle homestead by using its investigation data, and analyzed the factors that affected the idleness of the homestead by using the dual Probit model of Jingning County. The results showed that the idle rate of residential land increased from 2010 to 2017,that is 6.91%~10.83%, and the spatial expansion trend was higher in the central south than in the west and in the north, and the trend was obvious from the suburbs to the outer suburbs. Among the significant influencing factors, the degree of concurrent employment of farmers, the per capita income of households, the distance from the center of the city and the distance from the main road of the village to the idleness of the homestead were significant, and had a significant positive influence,that is 0.001,0.005,0.000,0.017; the number of households can support the population, homestead circulation rate had a significant negative impact on the idle homestead,that is 0.009,0.000. Based on the theoretical analysis, the paper put forward the governance path of residential land, which would promote the use of idle land and improve the utilization rate of land.
